Fort Bend County
Southwest of Houston, Texas
Fort Bend County sits southwest of Houston. On this site it is the county that holds Sugar Land, Missouri City, and Richmond, plus the master-planned communities of Sienna and Aliana. Katy reaches into Fort Bend County as well as Harris County and Waller County, so many buyers compare those cities in one search. Sahar Khatib is a Houston real estate agent with Keller Williams Realty Southwest, helping buyers and sellers across Greater Houston, Sugar Land, and Fort Bend County.
Sugar Land is the city this site calls the heart of Fort Bend County. Most of it is served by Fort Bend ISD, with portions in Lamar CISD, and the guides here name Riverstone, Telfair, Greatwood, and New Territory among its master-planned communities. Sugar Land Town Square is the local hub for dining, shopping, and entertainment. The city is also home to the Smart Financial Centre and Constellation Field, with US-59, also signed as I-69, and the Grand Parkway connecting it toward Houston. Sahar's office is in Sugar Land, at 1650 Hwy 6, Suite 350, Sugar Land, TX 77478. The notable transaction published on the homepage is 29 Beacon Hill in Sugar Land, sold for $4,250,000.
Missouri City shares a border with Sugar Land. Most of the city is in Fort Bend County, and a portion is in Harris County. Sienna, covered in its own guide, is a large master-planned community in Missouri City along the Brazos River. That guide describes Fort Bend ISD schools, resort-style pools, recreation centers, parks, and trails, reached by Highway 6 and the Fort Bend Parkway. Featured transactions on this site include two Missouri City homes: 6 Pravia Path Drive, shown at $1,090,000, and 9319 Fox Bend Ln, shown at $1,400,000. Those figures are the prices published on the Featured Transactions page. They are examples from her work, not a county-wide price range.
Richmond is the county seat of Fort Bend County and the city where Aliana is located. Aliana is a master-planned community off the Grand Parkway, with resort-style amenities and, for most of the community, Fort Bend ISD schools. The Aliana guide describes a manageable commute toward the Energy Corridor, the Texas Medical Center, and downtown Houston, with the Westpark Tollway among the routes nearby. Buyers who want newer construction often start in Aliana and then compare older sections of Richmond and the established neighborhoods of Sugar Land.
Katy is the western side of this same conversation. The city and the broader Katy area cross Harris County, Fort Bend County, and Waller County. Katy ISD is one of the districts this site already names among the major districts in the communities Sahar serves, together with Fort Bend ISD, Lamar CISD, and Houston ISD. A featured transaction in Katy, 6715 Nimitz Court, is shown at $1,055,000. Families choosing between Katy and Sugar Land usually come down to commute direction, the school district for a specific address, and whether they want a newer section or an established neighborhood.
The roads are how the county actually works. US-59 and I-69 run through Sugar Land toward Houston. The Grand Parkway, State Highway 99, ties Richmond, Aliana, and the western communities together and continues toward Katy. Highway 6 runs past Sahar's Sugar Land office and toward Missouri City and Sienna, where the Fort Bend Parkway is the other main route named on the Sienna guide. None of these pages invent a drive time for every house. The existing Sugar Land guide says the city is roughly 20 miles southwest of downtown, typically 30 to 40 minutes depending on traffic, and the Aliana guide uses a similar range. Use that as a starting point, then test the commute from the address you like.
Schools and taxes are the two details that change the decision after the city is chosen. Fort Bend ISD serves much of Sugar Land, Sienna, and Aliana. Lamar CISD serves portions of Sugar Land, and parts of the wider Richmond area are associated with Lamar CISD as well. Katy ISD covers much of the Katy area, including sections inside Fort Bend County. Zones can change by street, which is why every community guide on this site says to confirm the address. Property taxes work the same way. Texas relies on local property tax, and master-planned communities can sit in Municipal Utility Districts, so two similar homes can carry different monthly costs. The neighborhood research page is where price trends and tax rates can be compared before a day of tours.
