Houston

Houston, TX · Harris County

Houston, on this site, means the city. Greater Houston is the separate hub that connects Houston with Sugar Land, Missouri City, Richmond, Katy, The Woodlands, and Fort Bend County. Use this page when the address is inside the city limits. Sahar Khatib is a Houston real estate agent with Keller Williams Realty Southwest, and she works with buyers and sellers across the market: first homes, move-up houses, downsizers, new construction, and larger homes. Her office is at 1650 Hwy 6, Suite 350, Sugar Land, TX 77478. The phone is (832) 630-5020 and the email is saharkhatib@kw.com. She has been licensed by the Texas Real Estate Commission since 2017, works from referrals, and speaks English and Arabic.

The city is too large to shop as one market. A bungalow in the Heights, a townhome in Midtown, a house near the Texas Medical Center, and a home in Memorial can share a city limit and still make poor companions on the same day of tours. Begin with where you need to be on a weekday, confirm the school zone for the exact address, and decide whether you want an older street with mature trees or a newer house on a lot that used to hold a smaller home. Inside Loop 610, between the Loop and Beltway 8, and out toward the Energy Corridor are three different drives, so those answers will narrow the search faster than a citywide price filter.

Buyers looking inside Houston usually name River Oaks, Montrose, the Museum District, Midtown, downtown, the Heights, Rice Military, the streets around the Texas Medical Center, Memorial, the Galleria and Uptown, Meyerland, Braeswood, the Energy Corridor, and Spring Branch. River Oaks has its own guide and sits inside the 610 Loop, near downtown, the Galleria, the Texas Medical Center, and the Museum District. The other names are city neighborhoods, so a search that starts with them stays inside Houston rather than drifting to Sugar Land or Katy. West University Place and Bellaire often appear on the same tour list, and they are separate cities. If the address says West University Place or Bellaire, it is not a Houston city address, even when the next street over is inside Houston.

Houston ISD is the district most often named for homes inside the city, including River Oaks, though it is not the only possibility and a Houston address can sit near a boundary. Confirm the zoned schools for the exact address before you tour with a school requirement in mind, which is the same step on the Sugar Land, Katy, and Missouri City pages. Private schools are part of the conversation in some central neighborhoods, as the River Oaks guide already notes, and Sahar can check the zone for a specific address. Age belongs in that same first pass, because two listings a short distance apart can be a mid-century house and a new build on a lot where a smaller house stood before.

The street itself is often what separates the city from the suburbs. Sugar Land, Katy, Missouri City, Richmond, and The Woodlands are often organized as master-planned communities, with a homeowners association, shared amenities, and, in newer sections, a Municipal Utility District or a Public Improvement District on the tax bill. Many Houston streets are older and do not come with that package, so you may have a city lot, city utilities, and no community pool. You may also have a townhome association, or a newer pocket that does carry a district tax. Read the address you like rather than the city name alone. A Houston list price can look lower than a Fort Bend list price and still cost more each month, or the reverse, once taxes, insurance, and any association fee are included. Look up the district rate for the exact address before you treat two list prices as the same monthly payment.

Flooding and drainage belong in the Houston conversation in a way a brochure photo will not show. Ask what the seller's disclosure says, whether the house has had water in it, and whether the foundation has been repaired. On an older street, look at how the yard drains and not only at the kitchen. A resale, a teardown, and a new house on a builder contract are three different purchases. The buyer page on this site walks through representation, inspections, and closing, so bring a written buyer agreement and a lender pre-approval before you write. Those steps apply in Fort Bend as well. What changes is the house and the contract form.

Relocation searches often start in the city because the job is downtown, in the Texas Medical Center, around the Galleria, or in the Energy Corridor. The relocation page is written for that move, and Houston proper is one option next to Sugar Land, Missouri City, Richmond, Katy, and The Woodlands. A Medical Center commute can make southwest Houston and a Fort Bend suburb both reasonable, and the drive is the test. An Energy Corridor commute puts Memorial, Spring Branch, and the west side of the city next to Katy on the same map. Traffic changes the trip, so drive the route from the house you are considering at the hour you would actually leave.

Sellers inside the city are competing with the house nearby and with suburban houses a buyer will also tour that week. Price from sold homes in the same neighborhood, adjusted for size, condition, lot, and updates, because a citywide number will not price a Heights bungalow or a Meyerland house. The home value page pulls MLS comps and tax records for an address as a starting point, and Sahar talks through which of those comps actually fit. When buyers have choices, finish the obvious repairs or price the house as the project it is. Help with closing costs, or a credit for a repair, can be part of a negotiation, and neither one fixes a list price that sits above the comps. If showings are thin, or more than one buyer names price, revisit the number on a date you agreed before the listing went live.

Closings Sahar has published are on the Featured Transactions page, including a Houston house at 5310 Paisley St. The notable sale on the homepage, 29 Beacon Hill, is in Sugar Land. Homes on the market now are in the MLS search, which runs from first homes and townhomes through move-up houses and larger properties.

If the city and a suburb are both still open, read this page beside Greater Houston, Sugar Land, Katy, Missouri City, and Fort Bend County. River Oaks is the neighborhood guide when that is the search, and the neighborhood finder is where a subdivision's price trend and tax information can be checked before a day of tours. Sahar works with buyers and sellers at every price point. Call (832) 630-5020 or email saharkhatib@kw.com with the neighborhood, the school need, and whether you are buying or selling, or use the contact page if you would rather write it down first.

Houston: Frequently Asked Questions

Is this the same page as Greater Houston?

No. Greater Houston is the metro hub. This page is the city of Houston. Use it for an address inside the city limits. Use the hub when you are still choosing among Houston, the Fort Bend cities, Katy, and The Woodlands.

Which neighborhoods are inside the city?

River Oaks has its own guide. Buyers also ask about Montrose, the Museum District, Midtown, downtown, the Heights, Rice Military, the Texas Medical Center area, Memorial, the Galleria and Uptown, Meyerland, Braeswood, the Energy Corridor, and Spring Branch. West University Place and Bellaire are separate cities, even when they show up on the same tour list.

How is Houston different from Sugar Land or Katy?

Many suburban communities are master planned, with an association and, in newer sections, a utility district or public improvement district on the tax bill. Many Houston streets are older and do not have that package. Some Houston homes do. Confirm the address, the school zone, and the tax bill before you compare list prices.

Where can I see homes Sahar has sold in Houston?

Featured Transactions is the page for closings already published on the site. The notable sale on the homepage is in Sugar Land. For Houston homes on the market now, use the MLS search.

Does Sahar work only with higher priced Houston homes?

No. She helps buyers and sellers with first homes, move-up houses, downsizers, new construction, and larger homes, in Houston and in the surrounding communities. The MLS search is where current listings live.
